Lease Amortization

This template may be used to create amortization schedules for capital leases with 360 payments or less.
The template may be used for various types of capital leases, including real estate leases. However, if the template is used for real estate leases, it should be used only for the portion of the real estate that qualifies for capital lease treatment. (For example, in some land and building leases, only the building qualifies for capital lease treatment. In such cases, only the portion of the lease payments related to the building should be entered in the Input worksheet.)
The template should not be used if the lease payments are not set up as equal periodic payments over the lease term. When rental payments are uneven over the lease term, each payment must be discounted individually to its present value. The template's present value calculations assume that all payments are even over the lease term.
