Overview

Use this screen to complete the District of Columbia version of the DC Rent and Royalty Schedule. Enter detailed information for rental real estate properties, other rental properties, and royalty properties. UltraTax CS automatically transfers all applicable rent and royalty information, income, and deductions from the federal Rent screen to these fields. The amount in the
Depreciation (Force)
or
Amortization (Force)
field only transfers to this input screen if no data is entered in detailed asset data entry.
Rental real estate, other rental properties, and royalty property are included on a separate Rent and Royalty Schedule, which details income, expenses, and net gain / loss. Rent and royalty income (loss) that is specially allocated for federal purposes needs to be specially allocated for state purposes.

Taxes
UltraTax CS automatically transfers tax amounts entered in the federal Rent screen to the statement. To exclude an item from the state return, delete the amount, enter a zero, or delete the entire line item from the statement. UltraTax CS displays the modified column in black and will not overwrite the new data with subsequent federal-to-state data transfers. If detailed asset data entry is
not
used and if the state depreciation or amortization expense differs from the amount entered in UltraTax CS, use the DC4562 screen to enter depreciation and amortization expense.
Depreciation (Force) / Other: Amortization (Force)
When using detailed asset data entry, UltraTax CS determines the depreciation or amortization expense for each rental activity. To enter a different depreciation or amortization amount, use the
Depreciation (Force)
or
Amortization (Force)
field in this input screen. If amounts are entered in detailed asset data entry, the depreciation or amortization forced in the federal Rent screen does not appear in this field.
